Our Sales Executives negotiating skills are critical and they understand the principles of negotiating and have enough experience to back up the theory. Cardwell Real Estate can offer all the selling options (auction, tender & fixed price), and have practical experience in them all.
Your marketing budget is very carefully spent promoting your property, not someone else's down the road. Open Homes aren't the sole marketing strategy, you have private treaty, auction or tender. You will hear from our Sales Executive on a regular basis once the marketing program begins. If you are unhappy with their response ask for the Principal and discuss using an alternative Sales Executive or our agency cancellation option, just in case the relationship doesn’t work out.
We work very hard for our commission and suggest you don't ask to negotiate or choose according to commission rate. An agent who can negotiate a higher price can justify their fee. After all, any agent prepared to give away their income may also be prepared to give away your home. Your reasons for selling should be kept confidential. Buyers who know you need to sell get an immediate advantage, which may affect their offer, to your disadvantage.
Remember, buyers for good properties can be found all year round. Houses often look better in the summer, although there’ll be less competition during the Winter. It’s really about your circumstances and when suits you not the seasons. You should allow a fortnight to prepare your property for sale. It's advisable to ask your local council for a certificate of compliance should you have undertaken any major building work or installed a pool.
Make note all the things to be included in the purchase price such as light fittings, curtains, blinds and white goods. If you decide to exclude them, make sure this is noted on the listing form and subsequent contract of sale.
We suggest a large For Sale sign, such as a Photo Sign, they really do work with drive-by prospective buyers. Make sure you have only quality photographs, they will attract a buyer's attention.
